There is no cost to the homeowner for this service.

What is Mortgage Foreclosure?
Foreclosure is the legal means by which mortgage companies get ownership of your home when you do not make your mortgage payments. When foreclosure takes place, the mortgage company becomes the owner of your home. You must then move out of your house.

* Divorce or separation
* A death in the family
* High medical bills
* Another unexpected crisis?


What You Can Do...
If you have fallen behind in your payments or you cannot keep the payments up, call your mortgage company immediately. Tell them that you would like to talk about your mortgage payments. Explain that you know that you are overdue and are not sure if you will be able to bring it current in the immediate future.

When you speak with the mortgage company cooperate with them fully. Have your mortgage loan number ready. Provide them with whatever information they request. This information will help them help you. Be prepared to share the facts about why you cannot maintain the payments and details about your current and expected future income. Without such personal information the mortgage company will not be able to help you.

Open Door has received funding to provide housing counseling at no cost to homeowners who have become delinquent on their mortgage payments and who have reasonable prospects to maintain payments in the future.

A housing counselor will review your situation and begin to help you find ways to resolve or prevent your delinquency through mediating with your mortgage company or other lenders, providing you with referrals to other helping agencies and overall information on your options.

HOW TO GET YOUR FREE
ANNUAL CREDIT REPORT

If you have a credit report with a credit score which is less than a year old, bring it. You do not need to order a new one.

Pre-Purchase
Housing Counseling

1. A recent credit report with credit score.
    (within last 6 months)

2. 2 most recent paycheck stubs.

3. Other proof of all income, such as as from
    rent, social security, child support, etc.

4. If self employed, a profit & loss statement.

5. Last two years tax returns.

6. Last two months bank statements.

7. A completed monthly budget form, listing all
    expenses & income.

8. The original note for your loan.

9. Recent statement from servicer/lender and 
    any notices from servicer/lender.

10.  A hardship letter, in your own words, explaining how
       the default occurred and what your prospects
       are for making the payments in the future.
       Be brief - no more than one page.
